Bathroom Fitters in Chelsfield, BR6

Before a bathroom job in Chelsfield, BR6, check three local designations: the Chelsfield conservation area, the Chelsfield Park Area of Special Residential Character, and the Article 4 direction on Julian Road and Woodlands Road, all of which matter most for work on the outside of a house.

Chelsfield, south-east of Orpington, has a village core, the Chelsfield Park area and its own station. Planning designations here are specific to named areas and roads, so a quick check before work starts avoids surprises. We introduce a vetted local fitter who surveys your bathroom for free and quotes in writing.

Conservation area and Chelsfield Park ASRC

Chelsfield has a named conservation area. Separately, Bromley's Article 4 register lists Chelsfield Park as an Area of Special Residential Character (ASRC). These are different designations with different boundaries, so do not assume one covers you because a neighbour is in the other. For a bathroom, both matter mainly for external changes: a new vent, soil pipe, flue or rooflight visible from the street. Bromley Council's interactive map shows which applies to your address.

Julian Road and Woodlands Road

Bromley lists a separate Article 4 direction for Julian Road and Woodlands Road, Chelsfield. Article 4 directions remove some permitted development rights, so if you live on either road, check what the direction covers before planning anything that changes the outside of the house, such as a new extension for a bathroom or a dormer for a loft en-suite. An internal refit in the existing room is rarely affected.

Parking and access

  • Chelsfield car park, The Highway, BR6 9DQ: paid through RingGo 24 hours a day, with a 1.981 metre height restriction. Many vans are taller than that, so check before relying on it.
  • Bay suspensions: for a van outside the house, apply through Bromley's permit portal at least three working days ahead. One application covers up to 14 days.
  • Skips: only council-registered skip companies can apply for a skip on the road, so allow two working days.
  • By train: Chelsfield station is on Station Approach, BR6 6EU.

Chelsfield bathroom questions

Can the fitter's van use the Chelsfield car park on The Highway?

Only if it is under 1.981 metres high. Many vans are taller, so a bay suspension near the house is often more practical.

I live on Woodlands Road. Do I need permission for a new bathroom?

Not for an internal refit. The Article 4 direction matters if the work changes the outside of the house, so check what it covers before planning external changes.

Is Chelsfield Park the same as the Chelsfield conservation area?

No. Chelsfield Park is a separate Area of Special Residential Character with its own boundary.
