Edwardian core and later garden estate

Bromley's Local Plan identifies the original Edwardian core of the garden suburb as a conservation area, recorded from 1989. The rest of the garden estate was built more sporadically between the 1920s and the 1950s. So a Park Langley house could be Edwardian or interwar, and the bathroom behind it may have very different plumbing. In the larger houses, the main bathroom, an en-suite and a cloakroom are often refitted together, and the hot water system needs checking to make sure it can supply them all. The Park Langley ASRC

Around the conservation area, the Park Langley Area of Special Residential Character is made up almost exclusively of large, two-storey detached family houses on generous plots. The Local Plan bounds it by Wickham Way to the west, Barnfield Wood Road to the south and Hayes Lane to the north and east. It specifically identifies hedges, walls, fences and front gardens as part of the area's character, so a skip or materials should not damage them during a project.

Bromley also publishes Article 4 directions specifically for the Park Langley ASRC. That means some permitted development rights do not apply, so if your bathroom is part of an extension or other external work, check with the council before you plan it. A measured bathroom design survey keeps the design inside the existing walls where possible.

Access and parking

Large plots usually mean a driveway for the van, but protect the front garden and boundary walls when materials are delivered. Where a skip has to go on the road, a council-registered skip company applies to Bromley Council, which takes two working days.
