Which borough are you in?
Crystal Palace Park lies entirely within Bromley. The Bromley and Southwark boundary was set along the centre of Crystal Palace Parade, so a house across the road may be in another borough. Bromley's ward here is Crystal Palace and Anerley. Check your address before applying for parking or planning, because a neighbouring council's rules may apply instead. Crystal Palace station is on Crystal Palace Station Road, SE19 2AZ.
Victorian houses and flat conversions
Bromley's guidance for the Belvedere Road Conservation Area says most houses on that road were probably built in the late 1850s to early 1860s. Many of the original houses are three or four storeys, and many of the larger ones have been divided into flats. That raises practical questions for a bathroom:
- Where does the waste run, and is the stack shared with other flats?
- How will a bath or shower tray be carried up three or four floors?
- Does the lease or freeholder need to consent to the work?
A renovation in a house this age often uncovers uneven floors and older pipework, so agree in writing how extra work will be priced.
Rooflights, stucco and stock brick
The same guidance identifies painted stucco and yellow stock brick as characteristic materials, to be kept when altering or repairing buildings. It advises avoiding rooflights on prominent roof slopes and discusses flush-fitting rooflights on less conspicuous elevations. That matters for a top-floor bathroom or a loft en-suite: plan ventilation and light so they don't need a visible rooflight at the front. Crystal Palace Park itself is a Grade II* registered park and garden and mostly Metropolitan Open Land, which matters for homes backing onto it.

Paid parking at the Crystal Palace end of Anerley Hill runs Monday to Saturday, 8.30am to 6.30pm (RingGo location 26098). For a working van on the Bromley side, apply for a bay suspension through the council's permit portal at least three working days ahead.
