Keston Village Conservation Area
Keston Village has its own named conservation area. Inside it, changes that alter how a house looks from outside, such as a new extractor vent on a front wall, a visible soil pipe, a flue or a rooflight, deserve a check with Bromley Council before they are priced. The interior of the bathroom is rarely the issue; the outside wall usually is. A measured bathroom design survey can route ventilation and waste through less visible walls.
Listed homes on Commonside and nearby
Several Keston buildings are Grade II listed, including Nos 1 and 2 Commonside, Nos 31 to 33 Commonside and Leafy Grove House. Keston Windmill on Heathfield Road is listed too. Listing protects the whole building, inside and out, so even an internal bathroom change can need listed building consent if it affects historic fabric, such as old floors, walls or joinery. If you live in a listed home, ask the council before work is booked. Listing applies to named buildings only, so it is not something to assume about a neighbouring house.
Article 4 sites
Bromley's Article 4 register names two Keston sites. The direction for Heathfield Road, Keston Neighbourhood Centre (A4D76), modified in September 2023, concerns converting commercial premises to homes (Class MA), not refurbishing an existing bathroom. Keston Fruit Farm on Blackness Road (A4D10) has had its own direction since 15 October 2013. If your bathroom is part of a wider conversion at either site, check the direction before planning.
Getting to Keston
Hayes is the nearest railway station to the Westerham Road car park, the start of the council's Keston and Holwood trail, so a surveyor without a van will usually come from there. For a working van on a residential street, a bay suspension applied for through Bromley's permit portal at least three working days ahead is the dependable option.
