Bathroom Fitters in Downe and Cudham

Downe and Cudham are conservation villages in Bromley's rural south, where listed cottages, converted buildings and Green Belt status mean a bathroom project often involves heritage checks as well as practical questions about access along country lanes.

Borough-wide

BR1 to BR7, Penge and Anerley SE20, Biggin Hill TN16.

Downe and Cudham are the borough's rural edge: country lanes, historic cottages and wide views towards Kent. Bathrooms here range from cottages where the bathroom was added long after the house was built to converted farm buildings. We introduce a vetted local fitter who surveys your bathroom and quotes in writing.

Call 020 7946 0123 or send a short enquiry. The survey is free.

Conservation villages in the Green Belt

Downe is a conservation area within the Metropolitan Green Belt, and Cudham Village is a designated conservation area too. For a bathroom, the interior is rarely the issue. External changes are: a new vent on a front wall, a visible soil pipe, a flue or a rooflight. Green Belt status matters most if the project includes an extension. Check with Bromley Council before anything external is priced, and use a measured bathroom design survey to route services discreetly.

Listed cottages and converted buildings

Several Cudham buildings are Grade II listed, including Appletree Cottage, Cudham Court, Cudham Hall and The Retreat. In a listed building, even internal bathroom work can need listed building consent if it affects historic fabric, so ask the council early. Downe has converted housing too. Buckston Browne Farm was built in 1931 as a surgical research centre and has since been converted into four houses. Converted buildings often have unusual service routes, so the survey should trace the waste and supply before a layout is agreed. A bathroom renovation in an older or converted home usually needs more investigation than a like-for-like swap.

Getting materials and vans in

English Heritage describes road access to Down House on Luxted Road, Downe (BR6 7JT) as being off the A21 or the A233, and confirms that address is inside the Ultra Low Emission Zone. A van that does not meet ULEZ standards pays the daily charge, so ask whether it is included in the quote. On narrow lanes, agree delivery times and where a skip can safely go. Skips on council roads need a council-registered skip company, which takes two working days.

Typical prices are in our bathroom costs guide.

Downe and Cudham bathroom questions

Do I need consent for a new bathroom in a listed Cudham cottage?

Possibly, even for internal work, if it affects historic fabric. Bromley Council decides on listed building consent, so ask before work is booked.

Is Downe inside the ULEZ?

Yes. English Heritage confirms Down House on Luxted Road is inside the zone, so non-compliant vans pay the daily charge.

Can I extend to add a bathroom in Downe?

Downe is in the Green Belt and a conservation area, so extensions face stricter planning tests. Check with the council before designing.
