Bathroom Fitters in St Mary Cray and St Paul's Cray, BR5

Many homes in St Paul's Cray and St Mary Cray, BR5, date from the post-war council building of the 1950s and 1960s, including Horton and Alkcam Towers, so a bathroom refit here is often about modernising a post-war layout, sometimes in a block with shared risers and building rules.

The Crays in BR5 combine older village centres with large post-war estates, so bathrooms range from compact estate layouts to rooms in flats several floors up. We introduce a vetted local fitter who surveys your bathroom, checks the building's rules and quotes in writing.

Call 020 7946 0123 or send a short enquiry. The survey is free and there is no obligation.

Post-war estates and tower blocks

The London County Council estate at St Paul's Cray was built during the 1950s. A further council development followed in the 1960s around Okemore Gardens, south of the railway, including Horton and Alkcam Towers. Bathrooms from this era are often small, with a bath, basin and WC in a tight footprint and pipework boxed in along one wall.

That makes this area well suited to two common jobs. A bath to shower conversion frees floor space, and a walk-in shower works well where getting in and out of a bath has become difficult. In a block of flats, the waste usually connects to a shared stack, and the landlord or managing agent may set rules on contractors, working hours, noise and water shut-offs. Check those before booking a start date, and ask whether lift access is available for the bath or tray.

Planning checks in the Crays

Most bathroom refits need no planning permission, but two local designations are worth knowing about. Bromley Council identifies land south of Burrfield Drive in St Mary Cray as Green Belt, which matters if your project involves an extension rather than an internal refit. The council's Article 4 register also has an entry for Walden Farm, St Mary Cray, a property-specific check rather than a restriction on ordinary bathrooms.

Two wards, one area

St Mary Cray and St Paul's Cray are separate council wards, which matters if you need to look up ward-specific parking or planning information. The council's St Paul's Cray walking guide names St Mary Cray as the nearest station to its St Paul's Wood Hill starting point. For a working van, a bay suspension through Bromley's permit portal, applied for at least three working days ahead, covers up to 14 days.

Typical prices are in our bathroom costs guide, and our disabled bathrooms guide explains grants for accessible bathrooms.

St Mary Cray and St Paul's Cray bathroom questions

Can a bath be swapped for a shower in a 1950s estate house?

Usually, yes. The survey checks the waste route and water pressure before you choose the tray and screen.

What should I check before a bathroom refit in a tower block flat?

The building's rules on contractors, working hours and water shut-offs, how the waste joins the shared stack, and whether lift access is available.

Does the Green Belt affect my bathroom?

Only if you are extending a property next to the designated land south of Burrfield Drive. An internal refit is not affected.
